Maintenance


Maintenance: Continuous Protective care of the fabric, contents and setting of a place. Maintenance can be categorized according to why and when it happens,

    1-  Corrective maintenance:
Work necessary to bring a building to an acceptable standard (often as recommended by a conservation plan) such as treatment for rising damp

2-Planned maintenance:
Work to prevent failure which recurs predictably within the life of a building, such as cleaning gutters or painting;

Preventive Maintenance
Maintenance carried out at predetermined intervals or according to prescribed criteria and intended to reduce the probability of failure or the degradation of the functioning of an item

       Computerized Maintenance Information Systems
Computerized maintenance information systems can significantly improve the efficiency of maintenance by facilitating the availability and management of information. However, they require the provision of hardware and software for use by maintenance staff where maintenance is performed, as well as at office and administrative locations. This may require special communications to make it available to diverse locations. The hardware and software need to be maintained and kept updated, and training in their use has to be provided to maintenance staff. The cost of providing and operating such a system needs to be considered against the expected benefits.

      Reliability-centered maintenance analysis
In a reliability-centered maintenance (RCM) analysis that has proposed to establish the (preventive) maintenance program in a systematic way, the following steps are normally covered:
• functionality analysis, which defines the main functions of the system/equipment;
• criticality analysis, which defines the failure modes of the equipment and their frequency (for which FMECA can be used);
• identification of the causes of failure and the mechanisms for critical fault modes;
• Definition of the type of maintenance based on the criticality of the failure, the failure probability, the maintenance cost, etc.
